Tenants information
When looking for a new home, tenants can be assured of our total commitment in the search for a suitable property.
Once we know your requirements, we will keep you updated with new instructions and give any help and advice required during application and check-in process.
Where we are managing a property on behalf of the landlord, we will be on hand throughout the term of the tenancy to deal with any queries or maintenance issues that may arise.
All properties are let under an Assured Shorthold Tenancy Agreement for a minimum of 6 months and, if applicable, have a valid gas safety certificate.
Application requirements
Referencing and administration fee - £50 per applicant
Reservation fee - Equivalent of one week's rent
Photographic ID - Passport or driving licence
Reference contacts - Employer/college, previous landlord
The reservation fee will secure the property for you whilst we take up references. If the application is successful, the paid amount will be deducted against the first month's rent. However, it will not be refunded if you withdraw your interest or the application is refused due to adverse credit or reference checks. Where a guarantor is required, they will also need to be referenced at the above cost.
At check in
Security deposit - Usually equivalent of one month's rent
Rent - First month's rent paid in advance
Both the security deposit (bond) and first month's rent to be paid by cash or banker's draft.
All deposits will be protected by either The Deposit Protection Scheme (DPS) www.depositprotection.com or the insurance backed Tenancy Deposit Solutions Ltd (TDSL) scheme www.mydeposits.co.uk and will be governed by the Terms and Conditions of the scheme.
During tenancy
Monthly rent - Payable in advance on the 1st day of each month
To be paid by standing order into the company bank account.
Rents do not include council tax, electricity, gas, water rates,TV licence, telephone or any other utility charges, unless otherwise advised.

Tenant's contents insurance is advisable to protect your own effects and to cover damage to Landlords fixtures and fittings, helping to protect your security deposit.
